House for Sale
95,000 euros

Deni’s daughter and her husband have completely renovated and transformed this pretty village house into a beautiful home. They have now put it on the market.
Location: The house is in the village of Le Monteil au Vicomte, half way between the market town of Bourganeuf and the famed historic tapestry town of Aubusson and is 30 minutes south of the sizeable town of Gueret.
Le Monteil au Vicomte has around 200 inhabitants and is situated at an altitude of about 560 meters. There are two Auberge, café/bars and a small shop which sells everything from cheese to broom handles. There is a picturesque historic church about 50 meters from the house and there is a view to the nearby ruins of the 12th Century chateau, last inhabited in 1767 by Pierre de Aubusson, from the bedroom windows and garden.
The views to the front of the house are primarily of a rustic small holding with courtyard and barns adjacent to ancient fields rolling away from the house and down the valley.
Structure:The house and barn were completely re-roofed within the last 10 years. The walls are granite and the pointing is in excellent condition. The front of the house is rendered, which again is in excellent condition. All the guttering is galvanised and was probably renewed with the roof.
General:All the wiring and plumbing has been completely replaced to comply with the latest regulations and the roof and upstairs walls are fully insulated. Electric central heating was installed [Dimplex DuoHeat] and there is a very efficient wood burner in the lounge. There is a new fitted kitchen and bathroom and the house has been completely decorated in traditional neutral shades. The property is serviced by mains drainage.
Barn:The attached barn is a fraction larger than the house and also in excellent condition structurally. There are two levels; half of the ground floor has been fitted out as a utility room with plumbing for a washing machine and power for a tumble-dryer and freezer, the other half is a garage with space for a vehicle and plenty of room for storing wood. The upper level was used as a woodwork shop during the renovation work. Planning permission has been granted to convert this area into a sizeable living space with bathroom, providing a further 50 square metres of habitiation.
Living Room:Two rooms have been combined to create a spacious room of approximately 6.5 x 3.6 metres. Two large character windows provide plenty of light and the handsome 'Godin' wood-burner will provide plenty of heat in the winter. There is also a Dimplex DuoHeat storage heater to keep the place warm when you are out for the day. A real wood floor has been laid through to the adjoining kitchen, adding warmth to the rooms.
Kitchen:The modern country kitchen has been completely updated with wall and floor cupboards, work surfaces and tile surrounds. A bespoke staircase was built to provide access to the first floor. A new water-heater is tucked neatly away in a large cupboard and there is plumbing for a dishwasher under the work surface. There is ample space for a large fridge freezer. This room also has a Dimplex DuoHeat storage heater.
Cellar: A hatch under the stairs in the kitchen goes down into the large cellar which is about 40 square metres.
First Floor:Upstairs there are three bedrooms and a bathroom. Space over the stair-case has been used to provide storage. Where ever possible, the roof timbers and supports have been left exposed and this has worked well, giving great character and dynamics to the rooms.
Master Bedroom:The master bedroom is approximately 3.5 x 3.5m with a dormer window facing the front of the house and garden. There is a TV and telephone point as well as an electric heater. A large storage shelf over the stairs provides high level storage of approximately 3m x 1m x 1m.
Bedroom Two:Bedroom two is approximately 3.5 x 2.7m and has a dormer window facing the front of the house and garden. There is a TV and telephone point and an electric heater.
Bedroom Three:Bedroom three is approximately 3.8 x 2.3m with a velux window facing to the rear. There is a TV and telephone point as well as an electric heater. There is also a cupboard built over the stairs giving a storage space of approximately 1m x 1m x 1m.
Bathroom:The bathroom is approximately 3.3m x 2.4 with a combined bath and shower, toilet and custom-made fitted cupboard supporting a vanity basin. There is an electric towel rail and heater. A velux window provides plenty of light and looks to the rear of the house.
Gardens:The south facing garden has been laid to lawn with flower and shrubs bordering. There is an arbor which supports two pear trees and a mature grape vine, offering excellent shade in the summer. By the front gate is a large cherry tree which fruited well this summer. There is also another pear tree, several grape vines and a strawberry bed adjacent to the garden path. The hedge surrounding the garden provides privacy. There is a small brick built shed tucked behind the arbor, which used to be a privy.
To the rear of the house there are two sets of large double doors giving access to the barn from a communal courtyard. The garden here is of lawn and shrubs and is about 3m wide running the length of the house and barn. In the corner of the rear garden is an old well that still has its original winding gear, though we probably wouldn't recommend drinking the well water.
Sale Details:This is a private sale so there are no agent's fees involved. All the statutory surveys have been carried out and all the paperwork is in place.
